Zoning plans and architectural plans included conform to state and local requirements.

Clearing, Grading, and Landscaping
Wood lots will be cleared selectively to accommodate the construction of your home, water supply, septic system, and driveway. The ground immediately surrounding the dwelling shall be graded to pitch away from dwelling. The area within 25 feet of the front, sides and rear of said dwelling, if disturbed shall be planted with a minimum of 2000 sf of Hydro-Seed along with wood chips on all other disturber areas. Fifteen (15) Shrubs shall be planted within a mulch bed along the foundation.

Approaches
The driveway shall be constructed of three-inch asphalt pavement on six inches of processed gravel. The front steps and landing shall be constructed of brick; and farmers porches with pressure treated wood framing with mahogany decking. The walk from driveway to front steps shall be spaced Nantucket bluestone concrete paver stepping-stones set in the lawn.

Site Utilities
Each home shall be serviced by an onsite private Title V septic system and one inch water service connected to the Kingston water supply. The electric telephone and cable TV will also be brought to the home underground.

Concrete Foundation and Slabs
All homes within MacFarlane Farm shall be constructed on a poured concrete foundation with a minimum of ten inch walls and twenty-inch spread footings. The basement will be protected from moisture with damp proofing below grade, which carries a 20-year manufacturers warranty. The Basement and Garage floors will be four inches of poured concrete with a float finish.

Structural Elements
Homes will be constructed to meet or exceed Massachusetts State Building Code. Floor joist shall be set crowning side up 16" O.C with ¾" T&G Plywood (no OSB particle board) Exterior walls will be 2x4 kiln dried framing lumber at 16" O.C. covered with ½" CDX plywood, and interior walls shall be 2x4, 16" O. Roof Rafters to be set crowning side up 16" O.C with ½" CDX Sheathing and covered with 15 lb felt and G.A.F. Timberlane Architect Shingles (30 year warranty). Window and door flashing to be aluminum and Chimney flashing to be lead. The Front Elevation Siding shall be Red Cedar Clap Board (PFG) with the rough side to the weather finished with two coats of latex stain (choice of colors from approved color pallet), and the sides and rear shall be White Cedar R & R shingles finished with one coat of latex stain. All Exterior trim will be primed #2 pines finished with coats of latex paint. (Choice of colors). The exterior entry door will be a 6 Panel Therma-Tru "Premium Series" steel door with 14" sidelights. All Windows will be Anderson 200 Series will interior grills with full insect screen and matching Anderson 200 Series Patio Doors. The garage will be equipped with insulated factory coated steel overhead garage doors with remote controls and safety controls. All decks and porches will be constructed with pressure treated wood framing, mahogany wood decking with one coat of clear sealer, and pressure treated rails and stairs per Massachusetts Building Code.

Plumbing
All homes will feature plumbing fixtures by Kohler (All fixtures to be white with chrome faucets). The first floor powder room will feature a designer pedestal sink with a wide spread faucet. The master bath will have a Kohler "Basic" whirlpool tub with a roman tub filler and two sinks with wide spread faucets. The main bathrooms will feature single lever faucets to protect children from scolding hot water. All tubs and showers will be Kohler one-piece units with Kohler mixing valves. The Kitchen will be furnished with an undercounter mounted stainless steel sink with a Kohler "Fairfax" single hole faucet with pullout spray. All homes will have at least two exterior hose connections, one in the front and one in the rear of the home. Optional plumbing fixture packages are available. All plumbing shall comply with all State and local Codes. The master bath and main baths will be furnished with a 42" high mirror running the length of the vanity and a Century shower door will installed in the master shower. Bath accessories in all bathrooms.

Heating
Heat will be provided by forced hot water fired by oil. All homes are designed to maintain a temperature of 70 degree at zero degrees outside. Our homes are also roughed for air conditioning which can be completed as an optional feature. A 80-gallon storage tank will supply hot water.

Electrical
All electrical systems shall comply with all State and local Codes. All Homes will be serviced by a 200 Amp underground service. Electrical outlets will be installed per plan and per building code throughout the Home. A total of ten recessed lights will be installed within the family room and kitchen with additional lights available in upgraded lighting packages. Decorative lighting fixture packages are available for each home with a large variety of styles to choose from. The exterior will have sconce lights at all exits and garage doors, and each home will have a post light and post. Additionally there will be an exterior GFCI outlet at the mudroom and rear deck and two flood lights; one in the front and one in the rear. There will be a door bell located at the front and mudroom doors, and smoke detectors through the home as required by the Kingston Fire Department and Building Codes With today’s demand on communications, cable TV and the internet we have included in each home homerun Catagory-5 wiring and Cable TV wiring within the family room, kitchen, study, and all bedrooms. In addition, the family room will be rough wired for surround sound. Additional home theater and stereo packages are available.

Fireplaces
The family room will be equipped with a 36" to 42" zero clearance wood burning fireplace with custom mantle and tile surround. Gas fireplaces are available with propane option package.

Thermal Protection
All exterior walls will be insulated with 5 ½" inch fiberglass insulation (R-13). The ceiling side of the attic will receive (R-30) fiberglass insulation. The wall between the house and garage will be insulated with 3 ½" fiberglass insulation (R-11) and the floor between the basement and first floor with (R-19) fiberglass insulation. Additionally all bath room interior walls are insulated for sound with (R-11). In homes that feature a walk out basement the frost wall will be insulated with 2" ridged insulation. In homes with finished space above the garage, the garage ceiling will be insulated with (R-19) fiberglass insulation.

Interior Finishes
Walls shall be finished smooth with plaster veneer on blue board and covered with one coat primer, and 2 coats latex finish, Benjamin Moore. (Choice of color). All ceiling, closets, cellar stair wells, and garage wall and ceilings shall be plaster veneer blue board finished with a light texture finished with two coats white latex ceiling paint. The interior passage doors shall be four or six-panel solid core Masonite equipped with Shlage "Flair" lever style handles finished in antique brass. The window, doors and cased openings throughout the home will be cased with 3 ½" Marblehead FJP casing and all baseboards with be 5 ½" B400 molded baseboard FJP. Bedroom and coat closets will receive one coat wire shelf and pole and all linen closet five wire shelves. The main stairway shall have ¾" red oak treads with an oak handrail and painted balusters and newel posts. All millwork and interior doors shall be finished with one coat of primer and two coats of Benjamin Moore latex semi gloss.

Cabinets Appliances, and Counter Tops
Kitchens will feature custom layouts and style finished with cabinets from Kemper available in many colors and wood finished. Kitchen counters will be custom granite 1¼" thick with a pencil edge with many colors available to highlight each home’s custom design. Appliance packages from GE Profile or Kitchen Aid will complete your gourmet kitchen.

Bathrooms will be completed with vanities from Yorktown and feature contoured cultured marble tops with integral sinks.

Floors
The homes at MacFarlane will be 2¼" pre-finished red oak (choice of stain colors) within the dining room, kitchen, breakfast area, first floor hallway and foyer. Ceramic Tile will be installed within bathrooms, laundry room, mudroom, and the fireplace surround to be selected from designer samples. Carpet shall be installed in all bedrooms, study, living room, family room and second floor hall.
